Caroline Hedger Apartments Renovation

Globetrotters performed a condition assessment, and provided planning, architectural, engineering, and construction administration services for the comprehensive renovation of Caroline Hedger Apartments, a high-rise with studio and one-bedroom units mural wallpaper that is the Chicago Housing Authority’s second largest building.

Globetrotters reconfigured program and office spaces on the first floor, and provided ADA-compliant upgrades for the entire building. The $34 million project also included a new fire protection sprinkler system, elevator retrofit, central air conditioning system, and security cameras and systems.

Globetrotters added a penthouse attic on top of the main building with a new chiller. A new perimeter raceway was added at the roof level to allow installation of the new 4-pipe Heating and Cooling System while the building remained 80% occupied. Globetrotters also designed a new equipment building that houses a generator, trash enclosure and a new chiller on top with a green roof.

Site work included the design for expanding the parking lot: adding 37 additional spaces including 24 accessible, and installing permeable paving to comply with the new City of Chicago and MWRDGC requirements.
