Prior to its acquisition, Globetrotters assisted the owner by assessing the property and providing a condition report, including anticipated immediate, short-term, and long-term cost estimates. After acquisition, Globetrotters provided Design/Build services for the rehabilitation of all 10 apartment buildings and clubhouse on a 24-acre site in Lombard, IL. Globetrotters was responsible for planning, coordinating, budgeting, and monitoring the design and construction work through its completion and providing necessary documentation to the lender on the owner’s behalf.
During the design phase, Globetrotters assessed the property, building structures and exteriors, and all 404 units, and made recommendations for improvements including cost estimates. Globetrotters provided bidding and permit drawings as needed and awarded construction projects in various phases to subcontractors that Globetrotters managed.
Because the completion of this project on a very short timeline was critical, Globetrotters provided on-site personnel to ensure the project was completed on time and within budget, and met design and code requirements.
Work included common area upgrades, new roofs, new windows and doors, kitchen and bath upgrades, life safety upgrades, masonry improvements, balcony replacements, and site improvements including new a drainage system, and asphalt and concrete replacements throughout.
